Native Insurance 2020

Insurance is a means of protection from financial loss. It is a form of risk management, primarily used to hedge against the risk of a contingent or uncertain loss.

An entity that provides insurance is known as an insurer, insurance company, insurance carrier or underwriter. A person or entity who buys insurance is known as an insured or as a policyholder. The insurance transaction involves the insured assuming a guaranteed and known relatively small loss in the form of payment to the insurer in exchange for the insurer's promise to compensate the insured in the event of a covered loss. The loss may or may not be financial, but it must be reducible to financial terms, and usually involves something in which the insured has an insurable interest established by ownership, possession, or pre-existing relationship.
The insured receives a contract, called the insurance policy, which details the conditions and circumstances under which the insurer will compensate the insured. The amount of money charged by the insurer to the policyholder for the coverage outlined in the insurance policy is called the premium. If the insured experiences a loss that is potentially covered by the insurance policy, the insured submits a claim to the insurer for processing by a claims adjuster. The insurer may hedge its own risk by taking out reinsurance, whereby another insurance company agrees to carry some of the risks, especially if the primary insurer deems the risk too large for it to carry.

Early methods
Methods for transferring or distributing risk were practiced by Chinese and Babylonian traders as long ago as the 3rd and 2nd millennia BC, respectively. Chinese merchants traveling treacherous river rapids would redistribute their wares across many vessels to limit the loss due to any single vessel's capsizing. The Babylonians developed a system that was recorded in the famous Code of Hammurabi, c. 1750 BC, and practiced by early Mediterranean sailing merchants. If a merchant received a loan to fund his shipment, he would pay the lender an additional sum in exchange for the lender's guarantee to cancel the loan should the shipment be stolen, or lost at sea.
Circa 800 BC, the inhabitants of Rhodes created the 'general average'. This allowed groups of merchants to pay to insure their goods being shipped together. The collected premiums would be used to reimburse any merchant whose goods were jettisoned during transport, whether due to storm or sinkage.
Separate insurance contracts were invented in Genoa in the 14th century, as were insurance pools backed by pledges of landed estates. The first known insurance contract dates from Genoa in 1347, and in the next century maritime insurance developed widely and premiums were intuitively varied with risks. These new insurance contracts allowed insurance to be separated from investment, a separation of roles that first proved useful in marine insurance.
Modern methods

Insurance became far more sophisticated in the Enlightenment era Europe, and specialized varieties developed.
Property insurance as we know it today can be traced to the Great Fire of London, which in 1666 devoured more than 13,000 houses. The devastating effects of the fire converted the development of insurance "from a matter of convenience into one of urgency, a change of opinion reflected in Sir Christopher Wren's inclusion of a site for 'the Insurance Office' in his new plan for London in 1667." Several attempted fire insurance schemes came to nothing, but in 1681, economist Nicholas Barbon and eleven associates established the first fire insurance company, the "Insurance Office for Houses", at the back of the Royal Exchange to insure brick and frame homes. Initially, 5,000 homes were insured by his Insurance Office.
At the same time, the first insurance schemes for the underwriting of business ventures became available. By the end of the seventeenth century, London's growing importance as a center for trade was increasing demand for marine insurance. In the late 1680s, Edward Lloyd opened a coffee house, which became the meeting place for parties in the shipping industry wishing to insure cargoes and ships, and those willing to underwrite such ventures. These informal beginnings led to the establishment of the insurance market Lloyd's of London and several related shipping and insurance businesses.

The first life insurance policies were taken out in the early 18th century. The first company to offer life insurance was the Amicable Society for a Perpetual Assurance Office, founded in London in 1706 by William Talbot and Sir Thomas Allen. Edward Rowe Mores established the Society for Equitable Assurances on Lives and Survivorship in 1762.
It was the world's first mutual insurer and it pioneered age based premiums based on mortality rate laying "the framework for scientific insurance practice and development" and "the basis of modern life assurance upon which all life assurance schemes were subsequently based."
In the late 19th century "accident insurance" began to become available. The first company to offer accident insurance was the Railway Passengers Assurance Company, formed in 1848 in England to insure against the rising number of fatalities on the nascent railway system.
By the late 19th century governments began to initiate national insurance programs against sickness and old age. Germany built on a tradition of welfare programs in Prussia and Saxony that began as early as in the 1840s. In the 1880s Chancellor Otto von Bismarck introduced old-age pensions, accident insurance and medical care that formed the basis for Germany's welfare state. In Britain, more extensive legislation was introduced by the Liberal government in the 1911 National Insurance Act. This gave the British working classes the first contributory system of insurance against illness and unemployment. This system was greatly expanded after the Second World War under the influence of the Beveridge Report, to form the first modern welfare state.
Insurance involves pooling funds from many insured entities to pay for the losses that some may incur. The insured entities are therefore protected from risk for a fee, with the fee being dependent upon the frequency and severity of the event occurring. To be an insurable risk, the risk insured against must meet certain characteristics. Insurance as a financial intermediary is a commercial enterprise and a major part of the financial services industry, but individual entities can also self-insure through saving money for possible future losses.

This Ultra Modern Tiny House Will Blow Your Mind

Designing and building a tiny house on wheels as a couple can be a real challenge. There's a lot of cooperation and compromise that goes into creating a space that can work Well for both parties today. we've traveled to the Blue Mountains to visit a tiny house built by a couple who thanks to some wonderful teamwork have created themselves an amazing home. Hi Lisa, right. How are you doing? Good. Thank you guys to meet you get a met. How's it go? Mate? Good. Thanks.

This home is Stunning. It is very sleek. Stylish and modern, isn't it? Thank you now. Absolutely I want to talk about the home but first, let's talk about the land that you're on because this is something very special Isn't it? Yeah, it's 16 acres and yeah, basically goes down to a creek

There's a little swimming hole down there and back up the other side of that Ridge there So yeah, it's nice and secluded and how did you come to be on this property? About ten years ago, maybe eight years ago there was a big bushfire that came through this area and Burnt down a lot of the homes in this street and this area so we scored this block out of it basically And then this area that you've built onto the house as well creates a really lovely space outdoors to enjoy it all doesn't it? Yeah I think it's pretty important with tiny living to be able to expand outside and get that bit more use out of it You know, can you get people over knurl in the tiny house? It's very cramped. You need to come out you can spread out Yeah, not to mention. It's a nice view. You mean on a sunny day. It's nice out here now Let's talk about the tiny house. As far as Tiny's go. It is not very small Is it I guess as far as Tiny's go, you know, it's a lot smaller than the full-sized house that I came from But yeah, it's pretty lofty. What size is it? the floor is nine meters long by 2.5 meters wide but because of the rakes on either end the roof is a couple of meters longer Yeah, the height is four point three on that side to the bottom Burying there's the chimney to take into account and some are multiple stuff But yeah I think one of the things in our loft we wanted to be able to stand up and walk around Because we didn't want yeah, I'd have to crawl in or anything like that So I'm happy with it anyway And now talk to me about the style of the house because it is really interesting how you've created this entirely black exterior I guess it is a bit stark, but I just like black and I think it kind of blends into the valley. Like there are a few black features obviously from the file And yeah, I think it kind of suits it and it looks quite striking here So I think you've done a really good job with that. Thank you What was it that inspired you to build a tiny house on wheels. That was me I've been obsessed for a while watching reality TV shows about tiny houses. Googling them Instagram Facebook You name it, you know hooking him up Sort of wanted to build one or at least buy one at some stage and then I met Matt. So now I have one say We met online It was one evening at the pub with my best friend and she wanted to play with my phone and my online dating apps and It sort of sparked from there. We had a date at a very seedy pub. Yeah, that was her idea. Yep I needed to get away to play music. Yeah, yeah a Station. Yep, and Yeah, she just wouldn't shut up about these tiny houses and I hadn't seen much about them But she's showing me all these Instagram accounts and I thought I didn't think much of it at the time but ya know she kept on about it, so Yeah, once I've been - it seemed achievable, you know, and I do like a challenge so I thought no give it a go What's the worst that can happen, you know throw a bunch of stuff out? Yeah, it's so I guess I convinced you to build a tiny house build me. It's not here's actually hmm. Yeah, she did Give me full disclosure. I even gave him quite some time to bailout No laying in bed and I said, are you sure you want to do this? I? Positive you want to do this after the trailer was born. Yeah. Yeah. Yeah Once the frame was on that was it And now this project was done as a DIY build wasn't it? Yeah the majority of it I did myself or with some help from friends and colleagues and staff. So yeah, they did hate a lot of it, but I You know in the end, I think everyone's pretty proud of it and you have a background in construction, don't you? Yeah, I do run a bathroom and kitchen renovation company and so a lot of it was sort of Ideas that I'd seen around or things that I'd wanted to try out, but I couldn't get anyone to go for so, okay Yeah, I thought I'll do it myself, you know Now before we go inside, I want to talk about the contraption at the back of the house, which I noticed walking down What on earth is that? that is my Custom-designed cat Ron it seems simple when I first began doing it But had to lean on the notes to give me a hand with it I've got these two cats and they're my children and I didn't want anything to happen to them moving to the bush or me

Didn't want dead birds on my bed and Also, I didn't want the key litter inside because it's too small. So yeah works. Well, they love it actually What a great idea. That is very clever Well, can we take a look inside the house and check out what you've done on the inside? Let's do it. All right Thank you very much after you This is stunning you do notice the extra height in here, don't you? Yeah you do Now the design here is really interesting and quite beautiful I love all the artistic features that you've put in this light feature at the top here is special Isn't it? Yeah, it's fun. Yeah good. Oh really a couple of lights fairy lights and some plants me I did get it up there by myself somehow which was a challenge But yeah I think it came out pretty well for a couple of old rusty sheets of Steel Westover it certainly did and Now tell me about the lounge area that we're in right now. This is very spacious Yeah, one of the things that we just like to sort of lay on the couch and watch TV of the most evenings So we wanted a full-sized couch, but we had to make it because we couldn't find anything with decent storage so Yeah, I traded my couch from my other house to my sister and she made these cushions for us And yeah, the kitchen guys made the drawers pull out and everything. So yeah No compromise on the size of the TV here. No, no compromise. There was a bigger one intended

But well, there was a compromise exactly. I only bring my larger one, but In truth. Yeah, even this is potentially like pushing it for being too big. Yeah, I can admit Yeah, and lots of room for book storage and a few knickknacks as well Yeah Just bits and pieces some of my favorite some of the ones you can't go past cookbooks University textbooks those sorts of things and then the rest they're all giving away or put in storage or loaned out, you know And you are studying at University at the moment I am I'm doing a bachelor's degree in Indigenous Studies through the University of South Australia And you've got plenty of space to study in here. Yeah so most of the time we watch telly down here and we have a loft I I can go and study and just take some noise-canceling headphones me. Everything's good Fantastic, and now this over here is that your cat door it certainly is those little suckers come up a shoot out Through the side of the couch and then out this door just here and 2:00 in the morning when they go in and out flat Out it's pretty entertaining that is such a clever idea. And then you've got a nice wood fire here as well Yeah hasn't been cold enough yet to get it going. But we did one test runs and it yeah, it's pretty great Yeah, and then the kitchen this is very spacious No compromises in here other know we wanted a full-size kitchen in here I came from a very small house with no kitchen and Matt came from a very big house We've quite a large kitchen. So it sort of meets in the middle. You've even got these spectacular marble benchtops Now, this is something you do not often see in a tiny house. No, not Yeah, I think I potentially would have just done it in timber if I could do it again I just gotta get some use to you know, designing things that way so yeah, I'm stoked for them though Now, can you walk me through the design and the features in this kitchen? Yeah, so we have a full-size stone We've got a full-size microwave and oven and afraid to be asleep. And then we've got our Butler sink We've got our pots and pans in there dishwasher I Don't necessarily know what's in that drawer. The skirt His glasses and tea towels in there and help away top away and then we could elect crockery Things like that upstairs and I like how you've managed to build a lot of the appliances into the stairs Yeah, we've noticed a quite a few tiny houses Sort of in and around that have their storage in their stairs and all something that we thought would be good for us You know we have a pantry in these sort of four drawers and then we've got our extra stairs that do have more storage in them for knickknacks and bits and pieces and again the lighting in this space is very Well done. Yeah. Thank you We wanted a bit of understand lighting when you get up at 4 o clock in the morning You do want to be able to get down the stairs. So that's one. It also doesn't wake the person still in bed And then moving over here what is going on with these mirrors? There are wardrobes, right? She's in hers Hey good lots of hanging storage And then we've got a bunch of drawers which open up all on soft clothing so you can slam a wall much as you like and then we let's take a Walk-in wardrobe light now that does give you both quite a lot of closet storage, doesn't it? Yeah, we do It means we've got 1h, and we're not fighting overhanging space or anything like that and mine is messier That's not paranoid about mine Quite a clever idea doing that as well and sort of having that as a transition between the bathroom and the living space Yeah, means you're not the sort of walking straight into a kitchen. You've got a bit of something in between Absolutely, and now I have to ask you about the floors because this is beautiful how you've done this transition from the timber floors And to the tiles, this must-have taken forever Yeah It did so first step was the Tyler doing his bed and he basically tiled it flat and chiseled them all the ones that I marked and then the next step was the carpenter and I Making up paper templates and jigsaw hang out the timber to fit so I don't think he'd do it again in a hurry But I'm happy with the way it worked out. I Bit, I mean you can see how much work has gone into that, but it is a very artistic result So well done on that and then behind us is your bathroom and wow, this is very impressive It is a feature of the house Yeah, something I had to try and get right building bathrooms for a living. So Yeah, few ideas in here. I've always wanted to sort of try but the raked wall was a challenge and yeah I love a double shower. Just someone our mind each day Yeah, I never thought I would see a tiny house with a double shower. You know, the only one who said that That is impressive now The home is a little bit bigger But you've given a priority of space here in the bathroom heaven here You do spend a lot of time in here surprisingly You know you get dressed in here you get undressed in here you have a shower you often in front of the mirrors doing whatever shaving or Whatever. So you need it to sort of a nice space and somewhere that we can both be in at the same time lots of mirrors In here as well as lots of mirrors. These are stored as well so you can open them up That's he's in hers again means they do not sort of in each other's spaces a tiny house often you are saying If we sort of keep things separate like that Then we're not gonna sort of clash in any way and then you've got a flushing toilet in here.

We have a flushing toilet Yes. Yeah, we used the existing septic so we didn't have to do a composting toilet Much to lose his disappointment because she wanted one but there was no way I was gonna do that. So Yeah, a flushing toilet Well, I guess it had to be some compromise this somewhere you did get the tiny house after all do you get the tiny house? So yeah, I'm happy fair enough and then should we check out the upstairs? Absolutely Now it's really interesting to me how you have divided up the loft areas into two different Sections and then been able to connect them via this walkway here Yeah, we made our master loft. Obviously. It's a king-sized bed in it with two little side tables There's not a whole lot of room beside the bed thing. You can squeeze in and out You still have to shimmy down the bed to get in and out of the bed. That's okay I think having a walkway makes this can loft a lot more usable Just having to get your mates to get up a ladder or maybe your mom or whatever. Some people probably wouldn't make it so Yeah, I think overall makes that a lot more usable space here as well This is where you notice the extra height and it's not that much extra height But it's enough to enable you to stand before you get into bed And it just makes this whole area feel so much more spacious Yeah it does Mattaniah particularly tall but being able to stand up was important in our design rather than Somewhat feeling like they're just additional space. I think it makes this feel like a second floor to the place So, yeah, absolutely I mean, I'm six foot four and I can almost Stand up in here without touching my head. And, when I'm under the skylight, I absolutely can do that Yeah, so it goes to show there's a lot of extra room that has been created in this The roof windows as well What a great feature here. I mean, it's lovely how you've extended them along the entire line of the roof So you've always got a very dynamic view of the changing sky, don't you? Yeah, you do at nighttime It's really lovely. You can see the stars during the day It does create a bit of an oven, but we'd have put the blinds on so it's not so bad But yeah, it creates a lot of extra space. You don't feel so enclosed

now You've been living in the tiny house for four months is the home living up to your expectations Absolutely. Yeah I came from a small house. So it was the transition was pretty easy for me coming from a bigger house Yeah, it did take me some convincing to sort of wrap my head around the idea at first but I can genuinely say I don't miss anything from my large normal house Designing it and building it together was a fun thing to do as well, you know Yeah, I'm sure we learned a lot about each other in that process. So yeah, we did well Well, and I think one of the things that you've done well is in the design of this house you've taken a lot of consideration into what your individual needs are and the things that were Important to both of you and combine them to make sure that they were present in this home That was the whole idea is like if you are going to move in together You do need to make sure that you both have spaces that are specifically for you or that you specifically need So yeah, it's important. Even if it means you have to end up with a flushing toilet Even if it means I've done it with a flushing toilet No, no place is perfect. No, that's right. And now can we talk about the budget not including the land? What was the cost of realizing this home? That's a good question? I did not add up every sort of nickel and dime There were a few favors and stuff in there and a lot of that I did myself So, yeah, I think it probably worked out around eighty Ninety thousand or something like that I think eighty thousand dollars is a remarkable budget and obviously, that also does reflect that you've put a lot of Labor into it yourself And no doubt a few boxes of beer in the process So the tiny house is pretty much a dream come true now I'm gonna find something else to want and come true for you. Yeah, it's an achievement for me. Yeah We love the space we've only been here a couple of months four months, but With making it out Now, I think it's starting to feel like home Yeah, it's being nice just being able to be in the space finally finishing the space off. And yeah I can't imagine wanting any more house No more house, isn't it? This is all you need. This is all we're getting. Yeah, the design of this home is absolutely Beautiful. I can see how much love and attention you have poured into the construction of this home The features are beautiful. The land that it sits on is truly spectacular. Thank you so much for sharing your wonderful home with me Thank you. Thank you. Thanks for coming. My pleasure I am so very impressed with the quality of design that's gone into this house Every inch has been incredibly well-thought-out Met and Lisa both knew exactly what they wanted in a home and they've worked hard to make it happen And the result is this a beautifully modern and very functional home that is perfectly meeting both of their needs You

5 Tiny Manufactured Homes You Can Buy On Amazon For Under $40k

- Today we're gonna be looking at five tiny manufactured homes on Amazon. And as a bonus, we're gonna be taking a look at this one right here. So get your Internet-ready 'cause it's time to do a little Prime shopping. Let's get started. (soft electronic music) Before we jump online, did you know that tiny houses started in the mid-'80s, but they didn't grow in popularity until the millennium, and of course, then it became quite a craze? But most of the reason that most people like tiny homes are because of the price. Just like this one on Amazon. Okay, so this is going to be one of our tiniest tiny homes that we look at. It's called the Allwood Escape Cabin and it's $5,350 of course with free shipping. And it's only 113 square feet. Remember, these do not have installation. And the weight of this the cabin is 2,300

pounds. Let's take a look on the inside which is adorable 'cause I love this natural wood look. They have some nice pictures of the inside that are provided by other people that have gotten them off of Airbnb. But it is a very, very tiny cabin. I can't imagine spending a long period living in one of these. I know lots of people do it, but not as many as people probably really think. Here's a full floor the plan that they give you of this particular tiny home. So, the next tiny home we're looking at is probably the most modern-looking of all of them that we're gonna be looking at today. This one they're calling a Studio Garden House. So let's take a look at it. It's $9,990 and of course, it has free shipping. The description of this particular home says, it's an ideal home office, it's a contemporary urban styling. Large windows allow the abundance of natural light, suitable for environments where the classic cabin style does not fit. It has two ratings, so let's go ahead and click on those. It said it was a great value. "I would change things up a bit for bath and "small kitchen for guests and possibly stretch ceiling "to eight feet." Oops, this one's a bad review. "I sold my 300K house just to try out something new "and this wasn't worth it. "Now I need to buy my own house." Why would you sell a $300,000 house to live in a tiny house that doesn't have installation? That wasn't proper prior planning. And it's 200 square feet. Who helped them to make the decision? Okay, anyway, let's move one. (laughs) All right, here's an interesting question that somebody asked, "Are they hurricane proof?" Meaning, are the kits hurricane proof. I don't even know of a hurricane-proof house, but here's how they answered it. "While these structures are resistant to wind speeds, "technically they do not meet the latest coastal Florida "wind and hurricane codes." So, that's something to know if you live on the Florida coastline, that it does not meet the hurricane codes. The roof pitch is two degrees and it supposedly is easy to assemble. And if you're anything like me and if you've ever been to IKEA, nothing is easy to assemble. (laughs) Another main reason why people decide on tiny homes is they want to downsize their stuff. - That's all your house is, your house is just a place for your stuff. If you didn't have so much goddamn stuff, you wouldn't need a house. (audience laughing) you could just walk around all the time. That's all your house is a pile of stuff with a cover on it. It seems that we all have a little bit too much stuff. So maybe this tiny home on Amazon might work for you and less stuff. Okay, the next one we're gonna be looking at is one that is under 40,000 but it doesn't have the free shipping. But it's still on Amazon. It's called the Jackson Tiny Home. This house is a four-bedroom tiny home. So it's 275 square feet with a 119 square feet for the front porch. The weight of it is 6,693 pounds, and that makes the shipping cost for this $3,350 which is pretty high. But of course, that keeps it under the $40,000, but if you're expecting free shipping, not on this one. But I wanted to show it because it was super cute. Let me show you the floor plan real quick. But it does have four full rooms and I did like the fact that it had a little porch. That would be cute for someone that's looking for that tiny home lifestyle. This is the loft, this is where people sleep. Did you know that there are an estimated 10,000 tiny homes throughout the United States? I thought that the number was going to be higher. But year after year there are about 700 tiny homes that are built by commercial builders. And there's another 700 that are built by private residents that are trying to build them themselves. I thought it was an interesting fact. If you're thinking about building one yourself you might be interested in this one on Amazon. This is how much room it gives me. The next tiny manufactured home we're gonna be looking at on Amazon is a little bit pricier than the couple of the other ones that we've looked at. It's called the Allwood Avalon Cabin Kit and it's 540 square feet. It does have four ratings, which gives it four and a half stars. It doesn't have a floor plan here, it does seem that you could live in this space a lot easier than you can in some of these smaller tiny homes that we looked at. Here's a full blueprint of the house, it does look nice and big. Each of the bedrooms looks like it has about 120 square feet. The living square footage in the living room area is about 215 square feet. The kitchen is about 45 square feet. The bathroom's 40 square feet. And then the front porch they're giving you about 176 square feet. This home does have a loft to it. They say you can put two beds in there, but I don't know about you, I hope you don't wanna be around people that snore. 'Cause I certainly don't and I can't imagine sharing a room, a tiny room with another two people. Unless it's my kids, I can handle that. When they snore, they're cute. It's nice that they provide some extra pictures that are not just cartoon pictures, drawing pictures. And it is adorable. I love the high ceilings on this. This is something I could live in for a long period. I don't know if I could live my whole life in one of those things, but definitely, this feels much more like a home than a cramped space that you can only spend a few hours in. I think I'm just too claustrophobic. But that bathroom's adorable. Please note, 'cause I've read some of these questions, the shower, and the plumbing, and the electrical doesn't come with this house. But it does come with free shipping. Still, all these houses come with free shipping except for a couple. So, that the Allwood Avalon Cabin Kit, 540 square feet. You know, I'm thinking this particular tiny home would make a perfect YouTube studio for myself. I bet you're wondering how much this particular one is. We're gonna find out in just a little bit, 'cause we have two more tiny homes from Amazon to look at. Like this one. All right, the next one we're gonna be looking at is the Allwood Timberline. This house is 483 square feet and it's considered a cabin kit. It's $34,900 but it does include free shipping. I know I keep telling you that, but it is something to know. The inside floor area is 354 square feet, aloft is 129 square feet. It does have a snow load capacity which is something we don't have to worry about here in Louisiana, but if you are worried about it, it says 40 pounds. The wind load capacity is up to 120 miles per hour, and you can add factory protection against termites, which is something that we have a major problem here in Louisiana. They say there're two types of homes in Louisiana, ones that have termites and ones that are gonna get them. That's what downstairs would look like and this is what the upstairs with a loft in it looks like you can fit two regular twin beds. Here's a full blueprint. This is the part I found interesting. "This model comes with steel storm rods for "all four corners. "The rods hold planks of each wall tightly together. "This can also be anchored to the ground." So, that's good for people that are thinking about keeping these intact. All of these tiny homes that we're looking at today are not ones that can be rolled down the road. They are ones that intended to stay in place. Ooh, one of the other main reasons why people decide to live in a tiny home is because they're wanting to leave a smaller carbon footprint. And they're wanting to live off the grid. So let's go take a look at this particular house on Amazon and see if we can put some solar panels on the roof. So I think this particular the tiny home will be perfect because of the slope of the roof and it'll be perfect for solar panels. This house is listed, not even listed... See, I'm talking like a real estate agent. This house is for sale, not even for sale. This is how much it costs, $19,990 and it's 259 square feet. It's called the Allwood Ranger Cabin Kit. And the main area is 259 square feet. It's milled from slow grown Nordic spruce. The roof area is 451 square feet and it says, oh look, it even says, ideal for solar panels. Just like I thought. And it says that they're gonna need about 45 days. So I want you to look at the amount of time that it takes them to ship it. So if we were to order this today, according to Amazon, it would come in on January 13the through the 29th. So, you probably have like two months so if you decided to do this now it's gonna be a project for the future, don't expect it to show up at your door the next day as most Amazon orders do. This one takes a little extra time. This part cracks me up. They have this little rendering here, and I wanna know where they found this weird looking family. Like the woman looks like she's wearing a slip, the woman they drew on there. This is the weirdest rendering I've ever seen. So this is an inside floor plan of the Allwood Ranger, it's 259 square feet on one side, the loft is 168 square feet. So that gives enough space to put in a, maybe even, a double bed, if it's pretty tight. This model does have that tongue and groove with the steel rods that give it that extra security to hold onto the ground. These are all the things that it comes within the assembly, I hope it comes with really awesome instructions. And again it has these pictures that show you how you can go ahead and has the hose plumbed? Okay, so that's the Allwood Ranger Cabin that's 255 square feet on Amazon. It's also perfect for solar panels and you can have it delivered to your house in about a couple of months for you to put together by yourself. Remember, it doesn't come assembled. Okay, so that's all five tiny manufactured homes that you can get from Amazon for less than $50,000. But now that you've waited all this time you're probably wondering how much this one is. If you remember a while back I did a video about the five myths about manufactured homes and we met with Gary Millet. Well, he went ahead and let me show you this particular tiny home and it is $39,900, that's with setup and air conditioning. So sometimes Amazon doesn't have the best deals. My name is Kristina Smallhorn, Your Real Estate Whisperer, and I tell you all this because you matter.
